WHAT IS LEED STANDARD?

LEED (Leadership in Energy and Environmental Design) is the world’s leading international standard for energy and environmental efficiency, developed by the U.S. Green Building Council (USGBC). It is a prestigious green building certification system that applies to all types of buildings, including commercial, industrial, residential, and infrastructure projects.

OBJECTIVES OF LEED

LEED aims to:

  • Enhance energy and water efficiency: LEED-certified buildings use less energy and water through modern designs and technologies, optimizing operational capacity and reducing operating costs.

  • Reduce greenhouse gas emissions: By using environmentally friendly materials and applying green technologies, LEED buildings minimize CO2 emissions.

  • Improve indoor air quality: LEED requires the use of low-toxicity materials and efficient ventilation systems, enhancing occupants' health and comfort.

  • Conserve natural resources: LEED buildings utilize recycled materials and conserve natural resources throughout the building's lifecycle.

  • Increase property value: LEED-certified buildings have higher property values and attract more customers and investors due to their economic efficiency and social responsibility.

HISTORY OF LEED

In April 1993, Rick Fedrizzi, David Gottfried, and Mike Italiano gathered representatives from 60 companies and several non-profit organizations at the American Institute of Architects to discuss environmental protection issues in the construction industry.

This meeting sparked the idea of creating an open and balanced coalition encompassing the entire construction industry. It also laid the foundation for a green building rating system, which eventually evolved into LEED — a comprehensive certification system that evaluates buildings based on strict criteria for energy, water, building materials, indoor environmental quality, and sustainable design.

  • 1998: The first version of LEED was introduced and has been continuously improved with subsequent versions: LEED v2.0, LEED v3.0, and the current LEED v4.1, which features more rigorous standards, greater flexibility, and a focus on resource efficiency and user experience.

  • 30 years later: Vietnam has rapidly embraced and applied LEED in the construction sector to promote sustainable development and environmental responsibility. This is evident in the growing popularity of the term "green transformation" in various media platforms.

LEED RATING SYSTEMS

LEED provides rating systems tailored to different types of projects:

  • LEED for Building Design and Construction (BD+C):

    • Applicable to new buildings or major renovations.

    • Certification covers the design, construction, and completion stages.

  • LEED for Interior Design and Construction (ID+C):

    • Focuses on the design and construction of interior spaces for commercial, retail, and office environments.

  • LEED for Building Operations and Maintenance (O+M):

    • Applicable to existing buildings in operation.

    • Evaluates operational efficiency, maintenance, energy use, and resource management.

  • LEED for Neighborhood Development (ND):

    • Focuses on planning residential, commercial, and public spaces.

    • Evaluates connectivity, community amenities, and environmental conservation.

  • LEED for Homes:

    • Applicable to residential buildings, including single-family homes and multi-family apartments.

WHAT VALUES DOES LEED PROVIDE?

Obtaining LEED certification offers more than just a green certificate; it provides substantial benefits:

  • Energy and water efficiency: LEED buildings save 20-30% more energy and water compared to conventional buildings through intelligent design and high-performance equipment.

  • Reduction in greenhouse gas emissions: Green materials and sustainable designs help reduce CO2 emissions by 33%.

  • Enhanced health and productivity: Living and working spaces with superior indoor air quality and optimal natural lighting boost productivity by up to 15%.

  • Lower operating and maintenance costs: Smart automation systems in LEED buildings lead to long-term operational cost savings.

  • Increased property value: LEED-certified buildings have higher market values and are easier to lease or sell due to their credibility and economic efficiency.

  • Sustainable branding: LEED certification enhances corporate social responsibility and strengthens brand reputation.

Vietnam is witnessing rapid growth in green architecture and LEED-certified buildings across various sectors:

  • High-end office buildings

  • Commercial centers

  • Manufacturing plants

  • Mixed-use residential and commercial complexes

Leading real estate companies in Vietnam, such as Vingroup, Novaland, and Capitaland, are actively adopting LEED to:

  • Enhance business efficiency

  • Meet stringent international customer requirements

  • Contribute to the country’s sustainable development goals

WHY CHOOSE LEED FOR YOUR PROJECT?

  • Globally recognized certification: LEED is internationally acknowledged, enabling easy access to global markets.

  • Cost and profit optimization: LEED buildings reduce energy consumption, operational costs, and increase property value.

  • Commitment to the community: LEED demonstrates environmental responsibility and contributes to sustainable development.

With the growing trend of green transformation and sustainable development, LEED continues to be the leading standard for modern buildings worldwide.
